Re: Yokohama house
One issue to consider for those houses on the east side of the hill. Sunshine. The hill in backyard looms large and so very early in the day ( currently about 3:30 ) the house is in shadow. I believe this is a huge negative to buyers who have thought about it. Frankly it is very nice to come home and sit on the patio till 7:00 or so in evening sunshine, and we don’t even have full west view. So at least for this person sunshine is a must have criteria.
FU on Slooooooooo
In one sense this speaks well for the longt term of the area. Stability – very few people need to sell. My observation over last few years is many of the house that have come on and sold were where there was a death and it was an estate.
Madra special ( FU to Poway )
Maybe husband’s business is slooooo or having cash flow issues and they are forced to sell to raise $$ and they need big $$ to help out. Any idea if all the taxes are current.

June 6, 2008 at 9:12 AM #218222poway_sellerParticipantmacmichael – Maybe they are not really trying to sell Madra, but have it listed a that lofty price just in case a dumb buyer came by. Maybe the real intention is to use it as a method to showcase the husband’s business and try to drum up some business from him from the neighborhood?
(Time will tell on this one if we see the necessary massive price drops to get it sold. If they stick to this price and just pull it off the market we’ll know they were just testing the market and/or trying to promote the construction business!)

The Yokohama house is finally pending:
http://www.sdlookup.com/MLS-080039492-5838_Yokohama_San_Diego_Ca_92120
And another just went pending this morning
http://www.sdlookup.com/MLS-086002276-6230_Del_Paso_Ave_San_Diego_CA_92120
I for one have pretty much given up on finding a good deal in Del Cerro or Mt Helix for now. I think the high gas prices are pushing up demand for the close in locations.
Not much inventory coming online in either area. Meaningful price reductions are triggering quick offers.
