Contrary to other posters I agree with you – pretty good price.
Look at what just closed on the other end of Dwyane for $ 1.8 ( about the same size ).
Unfortunately what some of the other posters have not done is look at it from the 30,000 ft view. That is if you want a large house, excellent hood, so forth and want to be close in your choices are MH, Ken, AE ( alvarado estates ) and DC. If you can go out a little farther than include PL and MHx ( mt helix). Thats it. And its tough to find anything that large or nice in MH or Ken without being in the $ 2.0 range. AE is typically $ 2.0 – 3.0M. So frankly DC is a relative bargin. Maybe not as much cache, but not the $$ either.
As gas pushes toward $ 5 there will be more demand for central, otherwise you have to drive 40 miles to visit a museum, padres, B park, gas lamp, little italy, etc.
For those who follow the desert prices. Indian Hills and Palm Desert ( especially high end $ ) have remained stable and even risen where as Indio, Palm Springs, Catheral have had big declines. Ditto San Diego; CV, Eastlake, Vista, San Marcos, etc, etc have been hit badly, but higher $ houses close in have experienced far less decline.
