Dealing With Pet Addition after tenant moved in

So in my lease it states when a tenant brings in a pet such as a dog or cat they need to do the following:

1. Pay $40 pet rent a month.
2. Put down a non refundable cleaning fee of $200
3. Increase renters insurance to include the pet and potential damages up to 300k (We have all tenants get 100k renters insurance as a requirement, no pet)

Just curious what are your thoughts on the last part and if it’s needed? I know some landlords just double the security deposit but in this case they don’t have the cash as it’s a 800k home that yields around 4k a month.

Any suggestions or advice on this? Don’t know if the renters insurance increase in justified or overkill as this is the first pet i’ve dealt with in the house.

Shouldn’t you be carrying landlord insurance that includes liability?

Yes I do have landlord insurance already that covers the dwelling.

I’d rather the renters insurance cover any liability for pet bites, dwelling damages, etc rather than mine.

Doesn’t work. They can sneak in a pet. One of the reasons why I hate being a landlord.

If they violate the lease, I suppose it would be easier to evict. But then you need go through the hassle of evicting. And then it would be harder to clean/rent again due to the pet being there. Damage has already been done.
