Caly good for you for not buying…Hang in there since you don’t HAVE to buy, then don’t buy. I agree with AN that there are some rentals that you may be able to find in the 2K and slightly above range. I know it is super frustrating. Last year we rented a 4 bedroom home on Buckwheat in Rancho Penasquitos for 2200….The Wateridge Circle area is nice, I am literally looking at it outside the window where I am sitting at right now. It is also very close to UCSD as opposed to living in Rancho Penasquitos. We paid 2500 for the home on Cheryl Ridge but that was a larger home in a bit nicer neighborhood. It was a 4/3.
AN – The homes I was referring to were the ones that have the backyard literally on Calle Cristobal. Most of those tracts just to the north of Calle Cristobal have a main street that runs parallel to Calle Cristobal with feeder streets that are cul de sacs to the canyon. I went to a listing appt a few weeks back on one of the homes where the backyard backed to Calle Cristobal (it was north of Calle Cristobal but right on the street that ran parallel to it) and it was noticeable even in the home. Even just across the street it was much better.
In the Cheryl Ridge home we were on a cul de sac street so there was no problema at all. If the window was open yeah you could catch some noise but it was okay.
In the Scripps Ranch home we are renting now it is blissfully quiet but I have about a 20 minute longer commute… doh!

June 6, 2007 at 6:05 PM #57328calysmeowParticipantI was looking at Rancho Penasquitos, Calle Cristobal, Park Village, etc., because they were in the middle. I need to commute to Rancho Bernardo – and I would travel against traffic both ways from this area, and we can still get to UCSD relatively easy even during rush hour.
Thanks for the information. Scripps Ranch looks very nice but the commute to UCSD would be too much. Will keep looking for a nice rental to tide us over, and let my house profit earn all that interest (sarcastically said) until the prices come down some. I have a friend who is out there looking to buy in CV also, and most of the sellers are not budging too much from their list price just yet.

June 6, 2007 at 6:16 PM #57353SD RealtorParticipantYep the Buckwheat home we rented was in Park Village. Actually getting to RB from Scripps is easy street. Getting to UCSD blows. I commute from Scripps to Sorrento Valley and I whine about it… Tell your friend who is looking to hang in there. He is right, people are not budging off the list prices much… I submitted on an offer in Scripps about 9% below list last week and the seller told me to pound sand…
All the neighborhoods I was talking about are references for rentals, not just to buy in…
Also I would not sweat the traffic flow you are worrying about for the Wateridge condos. Yeah during rush hour there is a clog up there are ways around it.

June 6, 2007 at 7:55 PM #57338anParticipantWateridge to me is very safe. I had no reason to think otherwise while I was living there. It’s extremely quiet during the weekend and at night. We usually go walking at night after I get out of work and it’s quite nice not having cars zooming by. You should just go there at night one day and see if you like what you see, or not see for that matter. Most people are in their condo, but there are some people walking around, getting their exercise in after work.
SD R, I totally agree w/ you that the one w/ the backyard that back right into Calle Cristobal would that that problem. I don’t really care for those too much either since those lots tend to be smaller, around 5k. You probably need to upgrade to double pain windows to block out the noise. I did walk by the Cheryl Ridge house that you lived in. I do like the homes off in the feeder roads w/ the backyard back to the canyon. When I walk around there, I didn’t notice any noise at all from the street so it’s definitely quiet in the house.
My wife works @ Scripps in La Jolla, so the commute from Wateridge to La Jolla/UCSD would be around 5-10 minutes depending on lights. I never it any traffic when I live there at any time of the day.

June 7, 2007 at 8:18 AM #57418WaitingToExhaleParticipantI’ve rented in Rancho Penasquitos for three years now after living in an apartment in Mira Mesa, and I work along the coast just up the big hill from Torrey Pines Reserve. My kid goes to school in Poway, so we’re split the difference.
I’m paying 2300/mo for a 4/3 (rent just got raised by 100/mo. You should be able to find a small 3/2 in RP to meet your needs for your cost. It’s about a 25 minute commute for me along the 56.
We like RP, and stayed in the area when the owners decided to sell the house we were renting a little over a year ago. I’m glad I didn’t listen to the real estate agent who was managing the property and told me I could surely get a loan for the $600K they wanted on the house. We wanted to stay, but I couldn’t figure out how I could afford the payments, even if I could get the loan (loan math says 4X of your yearly salary is the an absolute MAX, right? We weren’t making $150K year, and the numbers didn’t make sense to me regardless of what the agent told me.

June 7, 2007 at 12:20 PM #57496CAwiremanParticipantCristobal area -I heard that the condo’s that backed up against the canyon experienced homeless folks lurking and rising from those areas during the evening/night.
I never lived there but knew someone who did.
Did anyone else hear this, or is it just an urban legend?
