Brian – if you’re really looking for low cost, cash flowing properties… look in the hood.
Here’s one on the other side of the Schuylkill, on Girard… not that far from the zoo…
$11k and it’s yours.http://www.trulia.com/property/1094572277-5133-W-Girard-Ave-Philadelphia-PA-19131
Of course it’s a shell… so you’d need to put some work in… but for $11k…For less than $30k – going north from the girard place you linked… still adjacent to the park/Kelly Drive… a place that’s got working plumbing/electrical…. ready to rent out.

Some houses seem tempting, but I don’t know any contractor in Philly. I’m afraid of those old houses falling apart and the roof leaking in winter.
I like that in Philly everything is within 5 miles to 10 miles max. That’s the distance between Clairemont and Kearny Mesa.
Philadelphia seems better than Detroit, as least there’s a cool downtown and it’s close to NYC, DC and Europe. The artists should move to Philly instead of Detroit for cheap space.
