Amazingly to me, CV is still going fairly strong. In my submarket (Encinitas/South Carlsbad) things got noticeably slower the last few weeks.
Tell me about it. We have been looking to Carmel Valley as where we want to move (from UTC). Prices are not tanking like they are in places further east like 4Closure Ranch and Scripps Ranch.
Actually, I was curious so I ask why they moved in. Most cited the school district.
Our biggest reason is location – quick access to the 5 and 805 are extremely nice to have. We love to eat out downtown on the weekends, go to Padres games, and we both do enough travel that quick proximity to the airport is important as well. Schools are “somewhat” of a draw, but we’re a few years away from even having kid – and he/she won’t even be entering the school system for another 5 years beyond that.
But combining those two elements: schools and location, it’s hard to see CV prices dropping in the manner that other ostensibly upper-middle-class areas have.
My dislikes about CV houses are that they all have at least one “weird” thing about them. In one place it will be the prison cell 8×10 bedrooms; in another it will be vast unused open indoor space; in another it will be the nightmare of a swimming pool (we’re totally opposed to buying a place with a pool).
Fortunately, we’re in no rush. So if there IS going to be a more pronounced price decline, we can wait it out.

Why anyone would buy a brutally overpriced house 7 feet on either side from 2 other homes – all held together with stucco and wire is beyond me. We lived in a nice neighborhood in CV for 5 years and I couldn’t wait to leave.
It’s a great community if you want to have friends for you kids to play with, but you don’t need that for at least 12 years from now.
The houses are slapped together and because of that they age / mildew rapidly! All for a cool 1.5 million. There is no reason to expect CV to drop in price now. It will lag the rest of the market. Hey, we have only been in a decline for a year and not everyone understands the real estate market. The realtors (by and large) will keep the disinformation flowing – only the suckers are buying now.
Watch prices a year from now, or 2. Or buy now and watch your price diminish!
Just my opinion – there is little underlying value there.
p.s. The best private schools in San Diego are 14K / year for elementary school kids. Stay out of CV and spend the money on private school when you are ready. A 1.4 million dollar house dropping by 10% is roughly 2 kids in private school from 1st to 6th grade. (And getting a much better education.)

Ten footer=everything looks o.k. from 10feet…. on average:).

SD Realtor and sdrealtor and several other posters are very up to date on houses in CV. Maybe you would like to start a thread to draw them into a discussion?

if i ever have the misfortune of owning kids, i’d send them off to boarding school. isolate them from family financial matters (and the associated arguments), keep them in a stable environment while the family might move as real estate or job conditions change, teach them independance, prepare them for adulthood and protect them from the politics of education…

IMO as a parent, having kids and a family is about being with the family not being away from the family. For better or for worse. It is the parents job to prepare a child for adulthood not the schools job. The school is for educating the child. I am not advocating private or public schools. I am advocating strong parenting and a close family. Not sending a child away from the family, otherwise, you shouldn’t have had them in the first place.
