    FYI $3K is the Mendoza line for rentals. There is lots of compression between $2300 and $3000 in NCC. What you get for that price depends alot on how hard you look and some luck. Between $3,000 and $4,000 the market is OK. Above $4,000 is alot of rent for most to pay.

    Definitely agree on the Mendoza line (and that PPSF generally goes up as feet² goes down).
