BTW, although this place is not a major fixer for those who are OK w/ the layout, for those who don’t like the layout, it can be a major fixer. Moving walls is not cheap, especially if you want to do it right.

And how can you ask a lender for a credit on a possible lack of drainage/improper concrete installation issue (on your other thread of today) when REO's are purchased "as is?" Do you think seriously lowballing and then asking an REO owner for credits is going to get your offer considered, in UC, no less?? Have you looked at the recent “sold” comps for 2000-2500 sf properties in UC? They’re mostly all $100K to $250K OVER your “ceiling.” If you find a property that size in UC whose seller will accept =<$500K, you will likely get a LOT of noise from I-805, SR-52 or it will be situated on a busy surface street. That's why I thought the Ramsay/Haworth property, being owned by "heirs," was a great find for a buyer in your price range. It has a great location and potential. You have to live in the property. I don't. But I WOULD live in Ramsay/Haworth. I like what I see so far. I'd hammer the price down as much as I could and enjoy my great corner lot in UC. But that's just me.
