As for the lower scores I dont know the area as well as you but here is what I see many places. If there is alot of multi-family housing (i.e apartments like in UTC nearby) you draw a lower socio-economic demographic in. Do the kids who live in UTC attend UC high? If so that is probably what is going on.

Those are Barcelona complex. I rent next to them. I’ve been in a few of them (the largest 1600 sf floor plan)(so convenient commute! excellent location – superior, BG would say) but…didn’t like them. Too small (being 2 story). Pretty poor construction and very cramped together one can hardly consider them SFRs. WAY overpriced.
500K should be the largest plan which is 1600 sf.
I really don’t get those REOs. It’s supposed to be at least a bit cheaper, is it not?
