Hahaa, that’s funny. I agree with you one should thougroughly understand what he’s paying. I know that the Mello-Roos is over $4K a year and will be paid for 26 and 30 years, with an anual increase of ~2%. The sad part is no matter how well or badly one understands M-R, there’s no way to avoid it in that area.
I’d put a large percentage down so there’s no PMI. The roughly estimated monthly payment with everything include comes at about low 40% of my income.
Maybe see if the seller will pay off the Mello-Roos? Not common at all, but certainly worth a try, IMHO.

October 14, 2009 at 11:09 AM #468712jameswennParticipant
No, it’s based on a 5.5% jumbo (mid 400s balance) with one point. I enjoy your show Sheldon but don’t hear it often due to odd hours. Too bad we’re just a bit short of cash to come below conforming.
The house is in 4S Ranch.
Like I said, we’re only considering it because overall it’s close to being “perfect”.
I’m in the same situation. I relocated to San Diego a little over a year ago.
After looking around, i was thinking Bay Ho or Clairemont due to location (i grew up in Palos Verdes, so i can’t be too far inland), hoping prices would come down. Anything decent in those areas are still 600k, which is double what i think they should be, but those are old homes as well that would need 100k in upgrades.
I just hate the thought of living in Poway, 4s Ranch, Rancho Bernardo, Carmel Valley…just too suburban/inland for me, but i may have to do it. School districts aren’t an issue for me, because my wife insists on a Catholic education for the kids, but you do get more for your money off the 15 freeway.
I still have a year to figure things out, but 4S ranch isn’t looking as bad as it once was.

Dude, what’s up with all of this ‘dream house’ nonsense coming from the men?! Are you guys still sad you didn’t get a pony from daddy? Or did you miss out on your dream wedding? Seriously, this board often blames and mocks the women for buying into the dream house mentality but it seems like it goes both ways.
