“Do I really have to prove I’m worthy as a potential client? Shouldn’t it be the other way around? ”
You don’t. However, don’t be surprised if the realtors who entertain you and your 25% off ideas, without qualifying you, don’t start steering you to what they want as soon as you start working together. Actually they are going to be qualifying you in every sense of the word . They are just going to be smooth about it. Look they are likely just fishing for your real level of anxiety or willingness to buy. Someone else pointed out the other day BUYERS ARE GOLD. The fishing agents don’t give a damn if you ever get 25% off a listed price, which is rare for mls shoppers or otherwise. You could probably get 5-10% with reasonable effort and that is what they are going to do for you. More perhaps, if you bid on/buy stuff other people don’t want. That is practically the only way to get more of a discount working in a traditional way with a realtor. Then you have to solve or deal with the issues that caused that discount. Not a bad idea but not everybody’s cup of tea either.

March 19, 2008 at 2:37 PM #173263RaybyrnesParticipantThink about the process. People sit down and discuss what comps are in the area and how their house compares. They next hire agents to come through and giver there opions of the home. They then hire a realtor and list list the home. They might build a little cushion in there to account for negotiation and seller concessions.
So after all this I find it doubtful that they are going to logically reasses their situation and come to a conclusion they should accept 25% off the price.
Now if the market continues to change and drifts down 25% it is at that point that they will adjust downward. It would appear to me that urgency is on the buyer when they are low balling. You are basically saying I want to buy, I want to buy, I want to buy.
If you feel the house is worth 25% less you are more than likely going to ahve to wait for a few years before the market agrees with your valuation.

March 19, 2008 at 2:37 PM #173258NotCrankyParticipantWhat was this for, Rustico?
Jim puts me down Marion. Different ways. You are not privy to that for two reasons. You were not here when he struck first blood and this is over your head.I am not trying to hurt him. I think my posts before he got here were real and his wasn’t so much more than a sales pitch. Aren’t we allowed to ask for data? When did you turn into miss goody two shoes anyway?
