I’m not in the business, granted, but I see nothing wrong with a buyer putting in an offer 25% below asking price if that is what they are willing to pay. Trying to sell the property may be a last ditch effort before the seller turns in the keys or stops paying the mortgage. Common sense dictates that if your agent doesn’t value your business, find another agent.

What’s wrong with putting in an offer however ridiculous it is? In the days of electronic communications, there’s no cost of doing so, especially when the agents don’t have much work. It’s not personal. If you don’t like it, say no and move on.
BTW, Jim, I enjoy your blog.
