That road you speak of – is it Artesian? There are coded gates on both sides so either you need a gate code or need to wait for someone to drive through.
Yes, it is gated with a key code, but we have a couple of relatives that live in the area. ;-).

Del sur is supposed to have retail closer to 4s. The builder of Maybeck in 4s is building some in del sur and in their sales office they had a model of the entire del sur plan. Go check that out. The only thing that I heard was scraped was the golf course.
Are you speaking of Pasado just east of Paseo Del Sur? We did look at those models, but not much comes standard and and the layouts were blah. We prefer the Shea builder (although the on site realtors are very pleasant at Pasado). Also, we like the coziness of the nook between Camino Del Sur and Paseo Del Sur. Pasado isn’t built out as much and I’m sure it will be a great nearby neighborhood as well though.
We did see the overall master plan that they have in the visitor center of Del Sur. It’ll be interesting to see the neighborhood that’s supposedly going to be built onto the peninsula over the canyon east of Pasado. Some of the homes are bound to have great views.

May 26, 2010 at 9:30 PM #554627pjwalParticipant
sdr, can you tell us if the new (Carlsbad?) dev. to be built by Pulte or the existing high-priced Copperwood Dev. viewed by pjwal lies within a MR Community Facilities District??
If so, these bonds go up with every new development, due to increasing construction costs. IMO, this is a HUGE negative financial repercussion to think about, pjwal, if you leave your old (seemingly decent) ‘hood in order to buy into new construction.
The Copperwood MR was pretty low and the HOA $276 I believe. I guess there is very nice community facility with a pool we were not able to see. The Rockledge community will have access to this as well, but I wouldn’t be comfortable with my kids crossing Rancho Santa Fe road everytime to use it. We were astonished by the model homes in Copperwood, but I know that the neighborhood makeup of Del Sur is more of what we’re looking for simply because of the price of the Copperwood homes (also, it didn’t help seeing a childless couple, man in 50’s, woman in 20’s picking where all the flatscreen TV’s were going to go).
I don’t know, I guess what it really comes down to is that we simply want our kids to open their front door to a park and play with the neighbors, in a safe place and walk to school together. The next few phases of Madiera actually offer lots with a sidewalk between a park in front of your house. What am I missing here? We can’t “remodel” the cement out of our driveway and street of current home.
Again, please talk us out of it ;-).

May 26, 2010 at 10:35 PM #554681sdrealtorParticipantIt sounds like you found what you want. If not, the new homes next to Copperwood should be much less and the kids will be able to walk or bike to pool. Of course that will likely be at least 12 years in the future for you. For me the icing would be family close by and my wife’s family business close by also. One last thing to consider about Del Sur is that it is the kind of community that will attract mobile young families who will move in and out with startling regularity. I live in one of the most stable communities around and have seen my son lose multiple friends to relocation. I would expect more of that in Del Sur. While your neighbors will come and go, your family is forever. Dont minimize that consideration.
