There was concern for increasing the distance to parents, but there is actually a back street up to Rancho SF where they are and the distance (remarkably enough) is exactly the same from where we are now.
I am personally concerned about another dip the market might take, but we are not in any rush and are governed by the availability of new homes in this development anyhow. Do any of you more market savvy folk have any thoughts on the effect the future may have in Del Sur and, additionally, our home in Rancho Ponderosa as well? Maybe it was just the timing of the Del Sur development, but we have seen maybe one or two houses in Del Sur that were bank owned and very few for resale (overpriced). Also, I am still very interested in people’s thoughts on our situation. Are we still crazy?
Cheers,
~Paul[/quote]That road you speak of – is it Artesian? There are coded gates on both sides so either you need a gate code or need to wait for someone to drive through.
Del sur is supposed to have retail closer to 4s. The builder of Maybeck in 4s is building some in del sur and in their sales office they had a model of the entire del sur plan. Go check that out. The only thing that I heard was scraped was the golf course.

Participantbg,
It does have MR but I dont beleive it will have ANY negative repurcussion. The MR in this area are only $800/year which is barely noticable and it is for improvements to the San Dieguito school district which is a major reason people buy hear. It is an existing bond that was put together over 10 years ago when all this land was parcelled out. No one seems to mind the $800 annual MR as a price to pay to live in a newer home.If the OP stays, they stand to enjoy the benefits of these improvements without paying for them. however, if they want to move up to a larger/newer home they can do so with a very modest MR bill.
