Also wanted to add that San Diego has topped our list even after living many places in the world, and I think many people feel that way.
We even looked at Malibu a few years ago, since we have quite a few friends in the entertainment biz, and our kids have career positions in the industry, but, all things considered, we decided it was better to just visit them and stay here.

IIRC, you were the one who, while still bubble-sitting, mentioned that you got pickier the longer you waited. That was very much the case with us, as well.
Maybe the waiting enabled long-time bubble sitters to really hone in on what was really important to us WRT real estate. Because of waiting so long, you could look at hundreds of properties and get ideas for what you really, really want/need, vs. things that might look nice at first, but aren’t really important.
Yes, waiting longer definitely made us so much happier with our purchase. Our satisfaction rate is a 10/10. π

I rented for about ten years before buying again, and we didn’t have a home in CV – although, we rented there π

Believe it or not I actually feel rates will go lower before they go higher.
If they go lower I will refi into a 30 year or a 10/1 product in the next 1-2 years.
If they go higher and I still own the own the house in 7-10 years I will pay off the loan

In RSF I recommend Fairbanks Ranch if you can find a newer or remodeled home(last 10- 15 years). land is 1+ acres, HOA’s are relatively low, family and secure community , SD Schools rather than Poway, and easy access for RSF.
If you are OK with Poway Schools look at SantaLuz. HOA’s are high

November 1, 2012 at 10:52 AM #753619earlyretirementParticipantCongrats! Sounds like it was worth the wait. I also waited 8 years from the time I sold my properties in 2003 to when I bought again in 2011.
I couldn’t be happier with my purchase. I agree with flyer that San Diego is one of the best places to live not only in the USA but the world.
My wife and I own several properties around the world and I’ve lived abroad but nothing tops San Diego for us. It’s an incredible place to raise your family.
And if you ended up in RSF you did great. It’s a wonderful area!
