Looked a bit closer at Provence/Clearstory. Some prices people paid are amazing. At least three houses were sold above 2 million! You could have gotten into Rancho Santa Fe for that money.
Apparently there is a well-known UFC fighter named Brandon Kerry. His wife bought a house in Provence for 1.3 million, zero down, and she recently got a notice of default.
A bunch of people are late on their property taxes. I’d say 20% of current residents are still current on their mortgages but late on property taxes. (late means seriously late b/c last property tax bill was due 4/10)
In Colby Point Pl (11 houses), there’s simultaneously a Gonzalez and a Rodriguez, and on Ranch Gate Rd there are two different Hernandezes. There’s also a Toscano (presumably not a relative of Rich).
This place has a real possibility of falling into my price range by the time this is all over. I’m not yet sure what I’m going to do with a 5000 sf house, but it’s nice to know that I can buy one.

There’s a first mortgage for 1 million and a second for 177k, so the chances of it actually selling are slim. But a comp is a comp.
