They only have two homes left in phase 3. All others are in escrow. There’s a plan 2 (4/3, 4027 sf, usable lot size 18400 sf) at 673k, and a plan 4 at 897k. I think that includes some upgrades. Both are currently building, scheduled completion Dec ’08 – Jan ’09. They had a plan 1 at 599k but they sold it recently, they didn’t even have time to print new flyers. I think it happened earlier today. Salespeople don’t know if or when there will be any further phases. Unless housing market stabilizes, they may end up freezing further development. Should they decide to keep building, it takes around 6 months to complete a phase.
There was a remarkable amount of activity in the complex today. If K-Hov can indeed profitably sell plan 1’s for 600k, they shouldn’t have much trouble finding buyers for future phases.
You’re right about mello-roos, I found a property tax bill for a phase 1 house and assumed that there were no mello-roos at all. There are in fact mello-roos, overall property taxes are “approximately 1.4-1.5%”.
I like the layout a bit better in Bella Lago. All future phases are on side streets, you don’t have to worry about cars zipping at 50 mph in front of your house all day. On the other hand, they should have added a small local playground and a park somewhere. There will be lots of kids in the complex, there’s no good place for them to play, the nearest real park is 1.5 miles away. Those HOA fees are pretty steep, as high as in Quintessa, but you get less for your money.
