Oh yeah, there also that thing called the Pacific Ocean. For my money, if you are going to live in on the 15 corridor why not just go to Phoenix?
Yeah, cuz the distance from 15 to the beach is roughly the same as the distance from Phoenix to the beach.
but of course. that is why the exaggerated premium between carmel valley and 4S. because 4S is Phoenix, didn’t you know???

I do see that happening as well. But that makes SEH an area with an up and coming high school, not one with a high school with a well established history of excellence.
it may not be a difference when you have a 3 year old. but for home values today it does make a difference.
that is why SEH prices are routinely lower than 4S and Scripps.
Then there’s the distance. you can say hey on a good day going at 85 mph I can get back in 35 minutes, but how long is that going to last. remember recession era traffic is very different than normal time traffic. didn’t we already cover how recession era traffic is about 5-10% lower than normal? the recession is not going to last forever so I would not look at 35 minutes door-to-door as something you can count on 5 years down the line.

May 7, 2009 at 2:07 PM #394575propertysearchaddictionParticipantOne of the reasons I like SEH is because it does have subsidized housing, condos, and little bit of diversity in income. Everyone at the school isn’t upper middle class. Carmel Valley’s location REALLY APPEALS to me but a little diversity is good for kids and adults.
