We moved into Arbor Ranch recently, and love our house – the price was great, the incentives from the builders paid all the closing costs and for some upgrades.
We bought when it was an empty lot, so we got A LOT of say on what the interior looked like, and some on what the outside looked like.
The tax rate is high (1.7% vs. around 1.03% for San Marcos, I think )but not something I strongly thought about as part of the buying process – someone else on here commented about higher prices for new homes elsewhere (and payable over 30 years multiplies the price difference far more than a tax difference), and/or need for money to upgrade an older property. So I think we’re OK…
I heard a rumor that Alvin Dunn was being transformed into a “high-tech” school – anyone know anything about that?

I had not heard about that, but doing a quick Google I found this:
I then looked to see if there have been further plans to use Prop K money for converting Alvin Dunn to a K-8 Academy, and can find no mention of it on the Prop K website:
You may want to read through those documents and join the Prop K Citizen’s Oversight Committee to help plan out Alvin Dunn’s future.
I’d be all for it being an Academy or High Tech school!

We were originally looking into SEH but am even more concerned about the former landfill surrounding that area. The details about the landfill and its borders are very hard to find. Does anyone have more info on it?

Havent heard of any ill effects of anyone living near it in SEH since 2001. I have only lived here two years now but know people who bought in 2001. There are methane deposits under 4s ranch and plenty of covered up landfills across america.

This is the first link that pops up if you Google “San Marcos Landfill”:

Personally, I wouldn’t worry about it as long as my house wasn’t built on top of it. And currently, it appears that there aren’t any houses on that property.
