svelteParticipantGood choice, evo. You would have been fine either way, but I agree with your logic: why put yourself in the position where you would be continuously fighting the tide to get your kids in the school you want?
Just buy in that area to start with and be done with it. Also, you may not know this but they are about to tear down San Marcos High and build a completely new school on the site. Design hasn’t been released yet, but from what I’ve heard it will be two story and use a new concept in school design. You’ll also be glad to know that voters are pretty generous about giving SMUSD the funds necessary to keep their schools upgraded. I like that, even though my kids are grown.
There are many nice neighborhoods in SM, and an advantage to buying used is that, while you may need to remodel you can do it at your leisure (as opposed to a new home where you have to do landscaping and curtains right away!).
If you want to know any more about the area, please let us know.
…and congrats to you lp on your pending purchase!

Participantplan 2 at Arbor Ranch is 2200 sqft for $400k.
http://www.sdlookup.com/MLS-110022072-1451_Beechtree_Rd_San_Marcos_CA_92078
an SEH 2100 sqft resale is asking $470k
http://www.sdlookup.com/MLS-110006536-1773_Weatherwood_Ct_San_Marcos_CA_92078
another SEH 2300 sqft short sale just sold for $440k
both the resale and the short sale already have landscaping done. you’ll probably need to spend another $50k for a new home that size, which means essentially you’ll pay the same price in the end but end up getting very different environment and schools.
good job on saying no!
