That’s a short sale. 100% financing on a $715K purchase was the bad purchase. Looks like low to mid 600’s is the going price for that kind of property in that area. Those folks overpaid for it to be sure.
The property isn’t pending because the bank hasn’t yet approved the accepted offer.

June 26, 2007 at 9:04 AM #62145redtideParticipantThanks Duck! I haven’t seen too many banks really taking it on the chin yet. I’ve heard about alot of the short sales priced where the bank can dump it and not lose too much…only problem is those aren’t moving, along with all the other peak priced inventory. Is this low to mid $600s figure the going price today, or was this the typical pricing during the 05 peak?

June 26, 2007 at 9:08 AM #62147sdrealtorParticipantPaid top dollar using an out of area agent. The neighborhood is a relative tough sale and the location only added to that. He was essentially unrepresented when he bought IMHO.

No one is bashing faith and Christianity. The topic come up organically because of the Temecula scam — the core clients are feigning ignorance because they are Christians and were duped by Christians.
jg, the fervent Catholic among us, is the one who normally instigages religious topics. And like jg said, one should have thicker skin.
Religion is like Real Estate. If you’re so confident of your decision to buy (or not), then you don’t care what others think. Sit back, relax and enjoy the show.
Thanks to my Catholic upbringing, I’m always cool as a cucumber.

June 26, 2007 at 2:57 PM #62300redtideParticipantSD Realtor:
What makes this area a relatively tough sell? Because it’s east of ECR, or is there something I’m missing? It’s got low HOA, but it does have that dated 80’s cloned stucco box look.
Perry:
Here’s the deal, I’m here to read about the housing market. Trust me, my faith is hardly shaken by the comments I’ve heard around here. And it’s gone way beyond the Temecula scam. More to the point, it’s annoying to waste time filtering through irrelevant posts. And many of these recent posts lack knowledge – they consist, for the most part, of emotion and opinion – very un-piggington.
I guess I’m all business when I’m reading, and I want this blog to be as effective for others to learn about the current housing market. You dig?

June 26, 2007 at 3:54 PM #62318sdrealtorParticipantSome of the issues afflicting this community include barely single family homes (more like townhomes), awkward floorplans, no yards (front or back), overlooking busy road, overlooking the back of Jiffy Lube etc.

June 26, 2007 at 3:59 PM #62279PerryChaseParticipantredtide, no i don’t dig.
I could support a statement such as “let’s keep the religious talk to a minimum,” but that’s not what you said.
You said “can the recent off topic posts bashing faith/Christianity come to an end please?” That implies that the “negative, opinionated viewpoints” come from the posters doing the “bashing.”
I just wanted to point out that the “agression” is usually instigated by posters who use their religious faith as a “weapon.”
Conversations grow organically. How do you expect people to respond when a poster comes in and says “buy, buy, buy”? Granted, the poster’s only selling his ideas but when people disagree, they are entitled to say bull.
Like I said, religion is like Real Estate. If a poster came in here selling an overpriced house, I’m sure he’ll get what he asked for.
