I didn’t answer because you specifically mentioned Del Mar. Carmel Valley != Del Mar. But if interested, asside from portico
1) Pardee: Carriage Run still has some 2000-2400 sqft around 700-800k give and take
2) Pardee: Derby Hills still has some back on the market from builder. 2800-3xxx+sqft $1.1+million
3) Pardee: Bridle Ridge 2600-800sqft around 750k-850kish give and take. Terrible location though (a good portion of homes have a nice view of the HV power lines in the back.)
4) If your friend wants to buy slightly used, I’ve seen a bunch of Pardee Saratoga homes going on the market recently. These were recent new homes 1-3 years old. Not exactly sure why folks would be selling so soon, but I have my hunches π
Note: Portico’s location in the Pacific Highland Ranch. #1-#3 is in the Carmel Country Highland area (near torrey hills).
There is a pending #5 development TBD also Pardee in the Carmel Country Highland area on the last remaining lot…Rumor has it it’s either an “affordable home community” OR it will be an upscale attached community….Don’t know when though.
