I had an inside track on that one and got an offer submitted over the holiday weekend. Thats an example of the value I bring to my clients. This one had a chance to get the property $50,000 below what others were willing to pay. The offer was accepted first thing in the morning when we got back the 3 day weekend and before anyone else had a chance to submit an offer. As soon as my guy balked, there was already a long line behind him.

The home went into Pending the last week of June and will close Escrow this next week (Aug. 11th – 16th). The house was on the market (don’t know how many times it went into pending) for two months when we made our offer. There were 3 or more other offers.
Per the sale agreement the bank agreed to tent and do a quick maintenance before close.
