If 4S was so great, why the hell sales people from Buie Communities (builder) evacuated during the fire? I went there last couple weeks to check out the model homes and you can see some of the areas got burned pretty close to the new homes. The sales people told me they had to get out because the fire was getting way too close and don’t wanna get caught up in the log jam of trying to get out. I can’t image what the traffic is like for all those cars trying to get out of that area during crisis. Too many homes bunched up together like packed sardines…over populated. I prefer Carmel or carlsbad or cities that close by the coast. With the high Mello Roos in 4S, I am better off buying a more expensive home with small or no MR by the coast. This is a honest opinion with no hidden agenda unlike others..

Best parks in San Diego, excellent schools with all new construction and equipment which in turn is a draw for the best teachers, and streets filled with middle class kids from parents who for the most part care greatly about their families and community. (Read much lower likelihood of crime, gangs, etc.). Many of the “older” no Mello Roos communities have older families with the kids all grown and gone. 4S is the best place in San Diego for families with kids hands down.

We actually doesn’t like the kiddie aspect of 4S ranch combined with the small lots. From a noise perspective, being surrounded by loud children on 2 sides and having no yard, means very little peace on the weekends. Having children wander up your driveway to watch you work on your bikes, etc. is also pretty darn annoying. It’s no different than living in a townhome at times.
I told my wife that I’d rather get a smaller older home with a mesa view over in Clairemont Mesa (and closer to the water), but she wanted something newer. I lost that fight, but now she’s starting to recognize that living in faceless, characterless tract housing isn’t all that it’s cracked up to be and that more square footage just means more time dedicated to cleaning and more money spent to decorate. [PS I’m a big fan of Not So Big House by Susanka]
As for the fire issue, I think I also won that battle. Living in a high risk fire area no matter how strict the fire prevention policy still isn’t as safe as living elsewhere.
I’m earning more points in the battle for our next home though :).

According to some of the law enforcement personnel who worked during this last group of fires, some of the winds were in excess of 75 MPH. The fire can also create its own wind storm. The U.S. firebombed German cities during WWII. The destruction was massive. It is a pipe dream to believe that 4S will survive such a firestorm, with or without fire sprinklers, a tile or cement roof and boxed in eaves. Maybe that makes you sleep better at night, but I would not stake my life or the lives of my family members on it.
