I would guess $485-490k. You can definitely hear the I-15 traffic on Caminito Ryone. I think 15809 Sunnyfield is a good comp. Slightly smaller with roughly the same yard, road noise and HOA, it was listed at $483k and went into escrow in only 4 days, so figure it’s going for at least $480k.

FWIW – I wasn’t trying to suggest that the posted price was appropriate… I was looking at your statement that the agent was unwilling to lower the price… when in fact – the owner had lowered it 30k.
