Why don’t you ask rustico or SD R to be your agent? They seem rational and realistic, unlike many REA’s you’ll find. If you get a license let me know how it goes.
Also, sdlookup is such a great site it would be nice to reward them by being a customer. I think sites like that do to REA’s what travelocity, orbitz, etc. did to travel agents.
