Those buyers who are patient and understand the lengthy process and frustrations in the end, usually end up getting the house on a short sale. I have seen a few heartbreak cases where a buyer gets bamboozled at the last minute by a cash buyer.
Most of the time it is simply patience and persistence. sdr carries alot of short sales, so he can comment on his. I have two short sale listings right now that are alot of work for me but they are grinding through the system. Personally the problems I am facing are more with the seconds then the firsts but like I said they are moving along. On the buyers side I am at the mercy of the listing agent. I do believe that the listing agents on the other end of the short sales I am in for buyers do not work as hard as me. Not much I can do about it but I contact them regularly and ask them to check statuses.
The fact of the matter is that for many places, take PQ for example it is laughable. If you wanna home in that 500-600k range good luck. Go to the beach and come back in October and hopefully we will have better inventory due to foreclosures. 6 months ago was the right time to buy. I am not saying the market is going up or you will be priced out forever. Just saying that right now, unless you move hard, move fast and come in strong, be prepared to be heartbroken.
