The state of the “yard” is important as well. Huge unfinished lots come with huge price tags to landscape them. It isn’t uncommon for some of my neighbors to have spent 100-200k for landscaping. Then, there is the maintenance on top of that.
Lot size is likely much like having a pool. Some buyers are going to list a pool as a must have, while others will be completely turned off by the idea of having one.
I have a small yard which is sort of the best of both worlds for my family. There is room for the kiddo and dog if they want to go right outside and play, but not enough yard to break the bank maintaining / landscaping it. For the backyard football game however, we go to the park nearby.
