The park you are referring to is a little known gem of the community. It is a PRIVATE park for residents of Del Cerro. Limited membership, it does cost money, but there is a pool, tennis courts, and other amenities. On the downside is that looking at the map of the property it is at the END of the cul-de-sac next to the park, so likely you need to deal with the park noise, traffic, and neighborhood kids (not gang bangers) that loiter or go there after hours.
Freeway noise in that area could potentially be an issue. Otherwise that is more of a family area and not much of a student housing area. Freeway close, shops and stores, walk to the park, but no view. Homes in that area of Del Cerro are much more compacted and close to each other.
Got to love those square yellow kitchen tiles. Looks like a rather intensive remodel project.
