sdr: I agree with your comment: in a sellers market all these issues are not noticed. I am sure it will sell for near comps right now.
p_r: You talked about old style. I happen to like the old side of 4S better the newer north. Home are spaced apart, have better curb appeal and have less melloroos. Looking at sales data, the older 4S fetches atleast a $ 20/sqft premium.

And I think the reason is what you suggested: Builders constantly lower prices on new homes to spur sales and that lowers the comps. I just think the older part of 4S is some what immune from this.
15 year old homes in Park Village sell for a premium compared to new 4S ever after adjusting Mello Roos.
