Thinking about this more I would amend it slightly. I would make sure that in writing it states she is paying for air conditioned dwelling space, not for installing an air conditioning unit. I wouldn’t want there to be some legal way she could take the compressor, etc with her when she moved.
I’d also make sure there is nothing that specifies how long she is entitled to live there to recoup her money.
