I find that $1-$1.25/sq-ft number only work in the high end if you consider larger (3000+ sq-ft) homes. If you look at smaller houses (~$2000 sq-ft), PPSF goes up to around ~$1.70/sq-ft in areas like CV. So, I think there’s a rent premium for nicer areas too.
