I have a client right now that is looking for a specific type of mid-century modern architecture in a price range that can only be found in a small handful of areas. He is not only geographically very focused, he wont even look at a house that does not have the specific design he wants.
sdr, I am a long-time Modernist fan myself and am the owner of a 61 year-old property which was re-designed by a local architect in ’92 and completely remodeled in ’93 with a few modernist touches such as glass block and black and white bathrooms.
May I suggest Architect Sim Bruce Richards (now deceased) for your client’s consideration? He was originally from OK but educated in Berkeley. He was one of Frank Lloyd Wright’s original “taliesins” from 1934-1935.
I have had my eye on this particular property since it came on the market recently. You may have already come across this listing on your client’s behalf.
It is the first home Mr. Richards’ built for his family in SD and has not been on the market for 28 yrs. I believe it has a LOT of potential for further preservation and possibly a Mills Act contract in 2022 when it will be age-eligible (if SD should get more solvent – LOL). It is situated on a good street in La Playa. It may not sell easily because it is VERY unusual and the backyard is currently high maintenance. I absolutely love the entire property and if I was in the market right now, would try to make a deal on it while the opportunity presented itself.
I greatly admire Mr. Richards’ work in fifty locations disbursed throughout SD County (one is in Contra Costa Co, near Berkeley). These properties seldom come on the market . . . for good reason.
