Someone needs to tell him/her that
1)Pell place is missing attached garages
2)It’s floorplan is like an appartment complex (tri-level)
3)It’s priced above Carmel Pointe, but around the same price for 2-3 as something with attached garages (like Crest @ DelMar). Also, no pool/jacuzzi, while comparables have either or both.
4)There’s a lot more new buyers in this complex than other complexes, and as a result a lot more underwater folks and I’ve seen a lot more short sales/reo come from this community than others
5)High HOA
6)While it’s in 92130, the elementary school is NOT in the Carmel Valley School District. The nearby school belongs to Solana Beach (not that there’s anything wrong with it).
7) House prices do not always go up, especially if purchased at peek. Especially for attached homes…
