CAR revealed a few more of her criteria, but I think 2000+ sq-ft single story on 10k+ lot is quite limited in NCC. If I’m not mistaken (feel free to correct me), 92009/92024 average lots are more around 7000-8000 sq-ft. 1/4 acre lot single story can’t be that abundant under $1M. Add in no HOA/MR and the supply tighten up a lot more.
