Sd is right about people having money. I know lot’s of people who are sitting on the sidelines and waiting. I am hearing a lot of talk about “now is the time to buy.” I am not here to argue the legitimacy of that, but just the fact that many people who have been waiting don’t want to miss out and are anxious. There are also deals. My buddy just got a 3/2 on Neptune for high 800s and is flipping it in 30 days for about 400k more. So the idea that everyone is cash poor is ridiculous. Lot’s of people (like my neighbor) have 400k plus of equity in their places and bought long before the bubble burst.
