1. She has no business thinking about anything over $120K, and in this economy, she should be even more conservative.
2. She needs a much larger down payment. The closing costs alone will wipe out about half of that $10K, if not more.
3. It sounds like she has a nice setup in Del Mar: lots of flexibility while renting a two-bedroom, which she’s not likely to find in Enc/Cbd for that monthly price. Then there’s the HOA and maintenance and moving into a new place ALWAYS costs lots of money.
