Except that there is plausible deniability through and through.
The buyer says they are willing. The agent draws an offer at that number. The appraiser knocks it down.
Don’t get me wrong. Its sketchy as hell.
However, this is what Adam (SD Realtor) has described as “letting the appraiser do the buyer’s job”. He posted about it but I don’t recall the thread.
I have never participated in this but was outbid a couple times by this strategy.
Thoughts from the peanut gallery?
