The Mello Roos in the San Dieguito School district portion of SOuth Carlsbad is $800/year. My $100/month HOA includes parks, trails (heading out for a 5 mile run on them right after this post), olympic pool/spa/wading pool, playgrounds, gym, tennis court and a country club style clubhouse with catering kitchen I will be renting in 2 weeks for a private party/family reunion of 50 at a cost of $75. Its a great value I have gotten lots of use out of over the last 13 years I have been here. And my kids walk to a top 10 elementary school in SD County
