Procrastinator I see no risk in renting. Even signing the 1 year lease is not a heavy risk. Your lease will expire right after (what I hope) will be a very sobering 2007 for homeowners who think 2006 was just an hitch in the market. I am renting just like you are thinking of renting. I also have a few rental properties and when one of my tenants had to break the lease last year I told them as long as I could find a new tenant that there would be no problem. Ran the ad on Craigslist and got it done with no problem.
