You live inside the house when there is nothing outside but weed filled slope with folks looking down. Otherwise, you can spend a lot of time outdoors, play ball on the grass, and swim everyday.
As for the schools, plenty of good schools around. Quite frankly, I do believe la costa academy has not done well on API for a while. Even coming in lower than San Marcos. It has a not so great UC acceptance rate compared to other schools of similar demographic background.
You might have a problem with a guy 10 years younger with a house twice ad big, but

I have a very nice sized backyard in addition to the slope which gives lots of separation. Its big enough for a large in ground spa, firepit with comfortable seating for 12, outdoor kitchen, more patio than I need and a good size grassy area that a 14 ft trampoline doesnt begin to fill. I love my slope and have plans for it. My neighbor above who is a very good friend doesnt really look down onto as it appears from online photos.
As for the size of your house and your age, I could care less. Envy has never been and will never be part of who I am. I had a deposit on a 4500 sq ft ocean view lot in LC Oaks but walked because I didnt want that big a house or to leave my community. I’d prefer smaller now but am fine right where I am and with what I got. I do think you did fabulously for what you got as its what you wanted. However, it is nothing i would ever want. I’d rather have a well thought out 1500 sq ft 1 story a block from the beach now and someday will have exactly that.
And I love that I paid under $150/sq ft and my ltv is now under 40%.
