No ocean views. Its not the houses per se as there are neighborhoods less than a mile away with bigger, nicer and newer homes selling for much less. It is the location, amenities, reputation and overall feel of the community more than anything. Its not about the block, the potlucks or street fairs its about the people who make up the community. The minute you pull in and start lloking around or taking to people who live here you know its something special. The houses themselves are fairly ordinary though most (95%+) are well maintained, updatred, cleaned and properly prepared for the marketing of them.
At any given time I would guess that 50 to 75% or more of the inventory on the market probably falls in the less desireable or overpriced category. The desireable ones are in escrow.
Overall I would say that 50% of what comes ont he market is undesireable as the people who have good or great stick around. I just looked at what is o the market now and 75% is either flawed or priced above comps.
