My gut feeling is it’s pretty flat over the last 12 months (maybe down 2-5%). There are much more properties on the market compare to 12 months ago though. I see more 1 story 1300-1500 sq-ft house closing above 400k than 12 months ago though. Maybe the houses on the market now are just in better condition.
