Late last year to early this year, decent to great 1300-1500 goes for around 330-410k. In the last few months, I’ve seen them going for around $360-450k (with a couple in the high 400k, which is more of the exception than the rule). So, I’d say, sold price probably went up around 10-15%. Last winter, there were a lot more sold below listing than right now. So, it seems like list price is much more realistic now than before.
