Its been told to me by every appraiser I have ever spoken with. Comps need to comparable. Just any old house wont do. There are plenty of comps for that house.
If they are going to break that rule they would most certainly do it in the same tract first:
1040 Calle Anacapa sold for $1M but was only 3400 sq ft. Its too small to use but if an appraiser was going to break that rule would they do so across the street or in an entirely different tract a mile away?
920 Calle Santa Cruz sold for $1.06M and was only 3700 sq ft. It closed in late Feb so it wasnt usuable
2479 Calle San Miguel sold for 1.35M in April and was a model match.
