In the last 6 months there have been 4 closed sales in that neighborhood of homes of comparable size and age to this one. Interestingly, the sales prices for all 4 sales are grouped between $420,000 – $422,000. The most recent of these sales was back in September, meaning no comparable closed sales in the last 60 days.
Gee, I wonder if the listing agent meant to list this house at $409,900?
