It was transferred to a new owner back in June 2010 from long time owners who likely died. It was put into a trust and its hard to know exactly what is going on. The heir may have passed away also or maybe its an elderly relative who is mentally incapcitated herself.
In a trust sale they usually do an appraisal and list it based upon that and then its is subject to court confirmation. In these cases they typically are listed low. This is different from a situation where children inherit their parents house and set the wishing price.
