It is an Ocenaside zip which was intentionally chosen way back when to part of a stronger city. If you look at a map it is surrounded by Carlsbad and Shadowridge (probably the most generally upscale portion of Vista). Most of the homes are 1 story and even the 2 story models have a master downstairs. Most are attached twin homes but here are asome detached homes. Most were built in the mid 80’s though the detached were built much more recently by Ryland. It is a fabulous community and your parents will always have lots to do and will never feel unsafe. Should one pass away (sorry but it happens eventually) the surviving spouse will have lots of companionship. The place is maintained like Disneyland. As far as adult communities go, there isnt anything in SD County that even approaches this place. I will say that it is not for everyone.
There are always a ton for sale (its a huge community of retired folks so there is natural turnover)but there is alot of insider knowledge to understand what separates the good from the bad. Prices ranges start under 300K for 2/2 1 car about 1000 to 1100 sq ft. The quality places (size, location, view, condition etc.) run between 375 and 425 right now for the twins. There are some primo locations for more but you can get something very nice in that range. The detached homes are starting to drop under 450K now also.
I have clients in escrow right now on 2/2 w/ 2 car and large den/office about 1800 sq ft on a large private lot with a very nice view just under 400K.
If you have questions let me know as I actually lived there for 2 years after my father passed away. As a result of that and visting mom for 17 years I probably know it as well as any one except the local agents that live there that are a real slippery bunch. Becareful with them if you go there.
