I wouldn’t pay more than $860 for the place. And I certainly wouldn’t pay more per square foot than any comparable property that sold in the past year.
Especially since said properties aren’t so close to the school (but still within easy walking distance) and even more importantly are off of the main thoroughfare leading into and out of subject area.
