4S has some added landscaping requirements that diminish availability of fuel. But that’s why it looks characterless and dreadful. Why not cement the whole place? You won’t have any fire.
I think that Del Sur, next door to 4S has nicer landscaping (with trees in between the road and the sidewalks) and will have higher long term value. If you do away with the trees, you reduce fire hazards but the street will look barren and lifeless.
